Sensory perception is incredibly strong – it is not only visual, although this accounts for about 80% of the overall impression, it also related to the smells you encounter on your first visit to a new place.

Expectations also rate highly in a viewers overall feeling about a property. For instance – did you know that the most popular house name for selling properties is “Rose Cottage”? If you think about the image that the name conjures up, then you will start to see what I mean.

We can prove that the property that looks like a home, furnished and dressed to illustrate how every room will be used, will be the one that sells first. For example, the one that shows that you can fit a double bed and a wardrobe in a bedroom where it looks like you can’t.
